1. Agreement and Acceptance
These Terms of Service and Sale ("Terms") govern every purchase made through this website from Kunitsa Institute of Real Estate LLC, doing business as Kunitsa Institute of Real Estate ("Kunitsa Institute," "we," "us," or "our").
By checking the agreement box at checkout or completing a purchase, you ("Buyer," "you") agree to these Terms and to our Refund Policy. If you do not agree, do not complete the purchase.
Products covered:
- Templates: downloadable document templates, forms, checklists, and related materials
- Courses: self-paced online courses and their lessons, videos, and resources
- Workshops: live sessions held in person or virtually on a scheduled date
You must be at least 18 years old and able to enter a binding contract to make a purchase. If you buy on behalf of a business, you confirm you are authorized to bind that business to these Terms.
2. Purchases, Pricing, and Payment
Pricing. All prices are listed in U.S. dollars. We may change prices at any time, but a price change does not affect a purchase you have already completed.
Payment processing. Payments are processed securely by Stripe, Inc. We do not store your full card number. Your purchase is complete only when payment is confirmed. Access to purchased products is granted after confirmation.
Taxes. You are responsible for any sales or use taxes that apply to your purchase. Where we are required to collect tax, it will be shown at checkout.
Errors. If a product is listed at an incorrect price due to a clear error, we may cancel the order and issue a full refund.
Chargebacks. If you have a billing concern, please contact us first at refunds@kiore.net so we can resolve it. If you file a chargeback for a purchase you received and accessed, we may suspend your account access while the dispute is pending.
3. Document Templates
No legal advice; no attorney-client relationship. Templates are educational and general-use resources. They are not legal advice and are not a substitute for advice from a licensed attorney about your specific situation. Purchasing or using a template does not create an attorney-client relationship with Kunitsa Institute, with any instructor or author, or with Matejka Law LLC or any attorney affiliated with it. You are solely responsible for deciding whether a template fits your needs and for how you complete and use it. Laws change and vary by location; we recommend having a licensed attorney review any document before you rely on it.
Jurisdiction. Unless a product page states otherwise, templates are drafted with South Carolina law in mind and may not be suitable for use in other states.
License granted. When your purchase is confirmed, we grant you a limited, non-exclusive, non-transferable license to download, edit, and use each purchased template for your own business or personal use, including use with your own clients, tenants, or transactions.
You may not:
- Resell, sublicense, share, or distribute the template, in original or edited form, as a template or form product
- Post the template publicly or upload it to any file-sharing or template marketplace
- Share your download access or account login with others outside your business
- Remove copyright notices or claim authorship of the template
Team use. A single purchase covers one business. For use across multiple offices, brokerages, or companies, contact us at hello@kiore.net about a team license.
Delivery. Templates are delivered digitally through your account. Download links are secure and time-limited; you can re-download purchased templates from your account while it remains active.
4. Courses
Access. After payment is confirmed, the course is available in your account under My Courses. Access is personal to you and may not be shared, transferred, or resold.
Access period. Unless the course page states a different period, you will have access to a purchased course for 12 months from the purchase date.
Updates. We may update, reorganize, or replace course content to keep it accurate and current. We will not materially reduce the core content of a course you have purchased during your access period.
Educational purpose. Courses are for educational purposes only. Unless a course page expressly states that it is approved for pre-licensing or continuing education credit, completing a course does not earn licensing or CE credit. Course content is not legal, tax, or financial advice.
Recording and copying. You may not record, download (except materials marked downloadable), copy, or redistribute course videos or materials.
5. Workshops
Registration. Your seat is reserved only after payment is confirmed. Each registration admits one person. Virtual access links are personal to the registrant and may not be shared.
Schedule changes by us. We may reschedule, change the format (for example, from in-person to virtual), substitute an instructor, or cancel a workshop. If we cancel, you may choose a full refund or a transfer to a future session. If we reschedule and you cannot attend the new date, you may request a full refund.
Substitutions by you. You may transfer your seat to another person by notifying us at refunds@kiore.net at least 72 hours before the workshop starts.
Conduct. We may remove any attendee who disrupts the session, harasses others, or records without permission, without a refund.
Recording. Attendees may not record workshops. We may record sessions for internal or educational use; by attending, you consent to appearing in recordings unless you notify us beforehand.
Continuing education credit. CE credit is available only for workshops that are expressly marked as approved for credit. Credit requires meeting all attendance and verification requirements set by the South Carolina Real Estate Commission or other applicable authority. Arriving late, leaving early, or failing attendance verification may make you ineligible for credit, and that is not grounds for a refund.
6. Refund and Cancellation Policy
Because our products are digital or reserve limited seats, refunds follow the rules below for each product type.

How to request a refund. Email refunds@kiore.net with your name, order email, and product. Approved refunds are returned to the original payment method within 5 business days.
Abuse. We may deny refunds where we see a pattern of purchasing, accessing, and requesting refunds.
7. General Terms
Intellectual property. All templates, course materials, workshop materials, videos, and website content are owned by Kunitsa Institute or its licensors and are protected by copyright and other laws. Except for the limited licenses in these Terms, no rights are transferred to you.
Your account. You are responsible for keeping your login secure and for all activity under your account. We may suspend or terminate access, without refund, if you violate these Terms, including by sharing or redistributing purchased content.
Disclaimer of warranties. Products are provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not guarantee any particular business, licensing, or legal outcome from using our products.
Limitation of liability. To the fullest extent permitted by law, our total liability for any claim relating to a product or these Terms is limited to the amount you paid for that product. We are not liable for indirect, incidental, consequential, special, or punitive damages, including lost profits or losses arising from your use of a template.
Indemnification. You agree to indemnify and hold harmless Kunitsa Institute and its owners, instructors, and affiliates from claims arising from your use of the products or your violation of these Terms.
Governing law and disputes. These Terms are governed by the laws of the State of South Carolina. Before filing any claim, both parties agree to try in good faith to resolve the dispute informally for 30 days, and then through mediation in Dorchester County, South Carolina. Any claim not resolved by mediation shall be brought exclusively in the state or federal courts located in Dorchester County, South Carolina.
Changes to these Terms. We may update these Terms from time to time. The version posted at the time of your purchase applies to that purchase.
Severability. If any part of these Terms is found unenforceable, the rest remains in effect.
